JOB SUMMARY:

About Us: CDG Maui Inc. is a premier builder of custom homes across Maui. We are seeking a highly skilled and detail-oriented Senior Project Manager to oversee multiple custom home builds from preconstruction through closeout. The ideal candidate has experience managing high-end residential construction and excels at coordinating field teams, managing budgets and schedules, and delivering outstanding results for clients.

About the Role: The Senior Project Manager serves as the primary point of contact between construction operations and other divisions, including finance, development, ownership, consultants, and clients. This role requires someone who is proactive and able to oversee every phase of the project—from preconstruction planning through closeout—while fostering efficiency, profitability, and an exceptional client experience.

Duties & Responsibilities:

  • Preconstruction & Planning
    • Participate in design reviews, feasibility analysis, and value engineering to align scope with budgets and timelines.
    • Prepare preconstruction schedules and coordinate with architects, consultants, and development.
    • Getting pricing proposals based on plans,
    • conduct take offs

    Project Execution

    • Manage multiple active high-end residential projects across Maui.
    • Oversee daily coordination of procurement, RFIs, submittals, change orders, and pay applications.
    • Maintain and update the Master schedules in collaboration with superintendents for all projects.
    • Ensure all work complies with building codes, HOA rules, permits, and safety regulations.
    • Proactively identify and resolve issues that may impact schedule, budget, or quality and the scope of work.

     

    Client & Consultant Coordination

    • Serve as the primary contact for owners and consultants.
    • Conduct regular site meetings with owners and ensure consistent progress updates.
    • Manage the change order process with clarity and professionalism.
    • Deliver a concierge-level experience to clients with high expectations for quality and service.

     

    Team Collaboration

    • Work closely with field teams to ensure schedules and deliverables stay on track.
    • Support and coordinate with superintendents and project engineers.
    • Document project progress accurately and ensure alignment between office and field.

     

    Financial Forecasting & Oversight

    • Collaborate with leadership and finance to deliver accurate budgeting, forecasting, and job costing data.
    • Prepare internal and client-facing estimates and change orders with contingencies and overhead.
    • Approve and track job costs, ensuring accurate cost coding and timely vendor payments.

     

    Project Execution & Closeout

    • Oversee procurement, RFIs, submittals, and schedule integration.

    Deliver exceptional quality with minimal rework.

Requirements & Qualifications:

  • Bachelor’s degree in Construction Management, Engineering, or equivalent experience.
  • Minimum 7 years of experience managing custom residential construction projects.
  • Strong knowledge of construction schedules, budgeting, change order management, and permitting.
  • Experience working directly with luxury clients and design professionals.
  • Proficiency in Microsoft Office and project management software
  • Ability to read and interpret construction drawings and specifications.
